Founded in 2009, Abacus Property Solutions is a real estate advisory firm, providing owner's representation services for commercial building owners. Abacus specializes in the financing of energy efficient, green building improvements through our capital sources, and project management through our partners.  From initial assessment through financing, construction and on-going performance monitoring, our experts provide integrated financial and technical solutions that maximize building performance for commercial building valuations and transactions. Our value proposition is powerful because we identify and implement energy saving measures without the overhead and long term contracts associated with large energy service companies.

Abby Johnson, President and Founder, has worked in the commercial real estate sector for over 15 years in the US and Europe. Prior to forming Abacus, Abby was a consultant for large commercial banks, institutional lenders and investors, underwriting the acquisition, refinance and construction of both existing and new construction projects. As a Director at Johnson Capital, a national mortgage banking firm, Abby was responsible for the origination, management and closing of real estate transactions for both investor and owner-occupied properties. Her real estate background is complemented by her experience in the building sciences, providing architectural/engineering assessments of commercial buildings and working as an architect in large-scale urban redevelopment projects in Rome, Italy.

Abby's introduction to green building was in the mid 1990s when she worked on the European Union's eco-labeling program as an environmental policy analyst. She has authored numerous articles on energy efficiency, smart metering and green building, and is a LEED AP O+M. She has a Bachelor of Architectural History from the University of Virginia and a Master in International Economics and Management from L'Universita' SDA Bocconi in Milan, Italy.

Karen has over 23 years of experience in commercial real estate. As Founder and Partner of Associated Real Estate Services (ARES), she currently provides real estate development and project management services to institutional investors and developers throughout the US. Prior to forming ARES, Karen worked for 15+ years in highly visible, progressively responsible roles for Cigna Corporation, a Fortune 500 Company. She directed all aspects of real estate management for CIGNA throughout the eastern United States including design, engineering, new construction, renovation, facility management, project management and space management of 4.5 million SF.

Karen graduated from Mississippi State University with a Bachelor of Science in Business Administration and from the University of Hartford with a Master in Business Administration.

Paul E. Cardile, Partner

Paul has over 24 years of experience in commercial and corporate real estate. As Founder and Partner of Associated Real Estate Services (ARES), he currently provides real estate development and project management services to institutional investors, owners and developers throughout the US. Prior to forming ARES, Paul worked for nearly 20 years as a Director and Project Engineer for CIGNA Corporation. At CIGNA, his responsibilities included the provision of high-level engineering, environmental, and project management support to the Investment Management Group as well as Director of the northeast US portfolio.

Prior to working in commercial real estate, Paul worked for more than 10 years as a Civil Engineer with both design and management responsibilities. Paul graduated with a Bachelor of Science in Civil Engineering from the University of New Haven.
